Tenant Resources

  • When submitting an Application, please review this list of prequalification requirements for new Tenants. These guidelines help ensure all applicants meet the necessary standards for approval and a smooth leasing process. Meeting these criteria does NOT guarantee acceptance but is the first step in determining eligibility for one of our rental homes.

    • Total income of all applicants must be at least 3 times the rent

    • Debt to income ratio will be considered

    • Valid photo ID

    • Verifiable Employment

    • Rental history preferred with previous landlord references

    • No evictions, repeated late payments, or NSF checks

    • Accurate and complete application must match credit report

    • Two most recent pay stubs and proof of income required

    • Credit report and background check required

    • Criminal record will be evaluated

  • The security deposit is due within 48 hours of the acceptance of your Application to hold the property. The security deposit amount ranges from 1 months rent up to 2 months rent depending on your credit score: 700+ is 1 months rent, 600+ is 1.5 months rent, and 599- is 2 months rent.

    Upon move out, your security deposit will be mailed to your forwarding address within 30 days. Any and all repairs, repainting, trash removal, cleaning, and/or other expenses that are attributed to restoring the property to its condition prior to your tenancy will be deducted from your security deposit. Please refer to your Residential Rental Contract and the Move-out Instructions and Information Form for more information.

  • A Move In/Out Checklist is a detailed form used to document the current condition of a rental property at the beginning and end of a tenancy. At move-in, both the tenant and a representative from Keys Property LLC will walk through the property together, noting the condition of each room, including walls, floors, appliances, fixtures, and any furnishings. Photos or videos are often encouraged to supplement the written checklist. The same checklist is used during the move-out inspection to compare the property’s condition and determine if any damage beyond normal wear and tear occurred.     This Checklist helps protect both parties by ensuring transparency, setting expectations, and providing a clear basis for any security deposit deductions.

  • All maintenance/repair requests MUST be submitted through the RentRedi app to ensure prompt and accurate service. To help us address the issue efficiently, please include a clear photo and/or video when submitting your request. This allows us to assess the problem accurately and schedule the appropriate repair professionals. Requests submitted without visual documentation may be delayed, so providing detailed information upfront helps us resolve the issue as quickly as possible.

    For any maintenance emergencies, please call the maintenance coordinator directly. Examples of maintenance emergencies that may require immediate attention include flooding, fire, gas leaks, no heat in freezing weather, no air conditioning in extreme heat, and sewer backups. In the event the emergency call is made outside of operating hours (M-Su 9am-9pm) the maintenance coordinator may not reply immediately.

    Please note that the repair timeline depends on the availability of the necessary professionals. While we do our best to schedule repairs as quickly as possible, some issues may require coordination with licensed specialists whose schedules can vary. Additionally, if specific parts need to be ordered, this can also cause delays in completing the repair. We appreciate your patience and understanding as we work to resolve each request in a timely and effective manner.

  • If you wish to terminate your lease early, a written notice must be submitted via email in accordance with the guidelines outlined in your lease agreement. Once your request is received, we will send a termination contract for your review and signature. This contract will detail whether the lease will remain in effect until a new tenant is secured or if it will end on a mutually agreed-upon date. Please note that early termination fees may apply.

  • The North Carolina 10-Day Notice to Quit is a formal notice sent to tenants who have failed to pay rent. It gives the tenant 10 days from the date of the notice to pay the total amount due, including any applicable late fees. If full payment is not received by the deadline, the landlord has the legal right to proceed with filing an eviction action in court.

    This notice will be delivered through the RentRedi app as a notification, sent via email with an attached document, and mailed to the rental property for documentation purposes. Failure to resolve the balance by the specified date will result in legal action to regain possession of the property.
